PROPERTY MANAGER (LETTINGS)
LOCATION: Swindon
SALARY: £20,000 to £23,000 depending on experience plus good OTE
JOB TYPE: Permanent
Role Purpose
Working within the Property Management team, the Property Manager is responsible for the management of both tenancies and properties, ensuring legislative requirements are adhered to. The Property Manager oversees a dedicated portfolio of landlords and will build and develop close working relationships with both landlords and associated tenants, acting as a key contact to ensure any queries, concerns or maintenance issues are addressed and resolved promptly. This list is non exhaustive and the postholder will be required to provide other duties as necessary to support the full remit of the Lettings team.
Key Accountabilities
* Processing new lets, including arranging and checking all legal paperwork is in order and correct.
* Checking applicant references to ensure they are suitable for the desired property.
* Acting as a key contact for both landlords and tenants, ensuring all queries are answered swiftly without delay.
* Actioning any maintenance issues that have been reported and make suitable arrangements to resolve issues identified as quickly as possible.
* Liaising with contractors, landlords and tenants on a regular basis to ensure any maintenance issues are completed to a satisfactory standard. Recording detailed notes and following up on any actions as required (for example with contractors), diarising key dates as necessary.
Experience Required
* Good level of literacy and numeracy skills – minimum of 4 GCSE’s including Maths and English at grade C or above, or equivalent.
* Excellent customer service skills; written, face to face and via the telephone.
* Ability to deal with challenging situations confidently whilst displaying diplomacy and tact.
* Ability to work as part of a team, together with the ability to question, challenge and follow up on actions with other team members.
* Good attention to detail with the ability to multitask and prioritise to ensure all tasks are completed in a timely manner.
* Flexible and adaptable with the ability to work using own initiative.
* Good time keeping
* Experience of using Microsoft packages, including outlook with confidence to learn and use specialist ICT packages such as ‘Reapit’.
* Can identify and make suggestions on how any improvements could be made as applicable.
